Commercial De-Icing in Spokane, WA

Ice is the hidden hazard of an Inland Northwest winter. Spokane's freeze-thaw pattern (sun and above-freezing temperatures during the day, hard freezes overnight) turns snowmelt into black ice on lots, drive lanes, entrances, and walkways. Most winter slip-and-fall injuries and parking-lot accidents happen on ice, not snow. PNW Snow Services provides commercial de-icing and anti-icing that gets ahead of that cycle instead of chasing it.

Our approach starts with pavement temperature. Ground temperature, not air temperature, determines whether a surface will freeze and which product will work. Crews read and record ground temperature at every visit and select the de-icer accordingly (granular or liquid, standard or cold-weather formulations) and apply it where it matters most: entrances, ADA routes, stairs, drive-thru lanes, and the drive lanes and stalls that see the most traffic. Before a storm or freeze, anti-icing pre-treatment keeps snow and ice from bonding to the pavement in the first place, which makes the plow pass cleaner and the surface safer.

More About Our De-Icing Work

The most dangerous days of a Spokane winter are often the sunny ones. Snowbanks melt across walkways in the afternoon, the water refreezes as the sun drops, and by the time residents or employees arrive the next morning the surface is glazed. Our monitoring is built to catch those days (crews are dispatched for ice control based on forecast and pavement temperature, not just on snowfall) so your property is treated before the refreeze rather than after a fall.

PNW Snow Services provides commercial de-icing and anti-icing across Spokane, Spokane Valley, Liberty Lake, Cheney, Mead, Airway Heights, and North Idaho. Contact us to build ice control into a seasonal program for your property.

FAQ

Frequently Asked Questions

What's the difference between anti-icing and de-icing?
Anti-icing is applied before a storm or freeze to keep ice from bonding to the pavement. De-icing is applied after snow or ice is already on the surface to melt it and restore traction. A good winter program uses both, pre-treating priority surfaces ahead of weather and treating again as temperatures fall.
Why do you record ground temperature?
Because it decides everything. Pavement can be well below freezing while the air is above it, and some de-icers stop working at low pavement temperatures. Recording ground temp at each visit is what lets us choose a product that will actually work at that surface temperature.
Do you use liquid or granular de-icer?
Both, depending on the surface, temperature, and timing. Liquid applications work well for anti-icing and for even coverage on drive lanes and walks; granular products are used where heavier melting or traction is needed. Product selection is written into your site plan before the season.
Will de-icer damage our concrete or landscape?
Products are applied at the rates appropriate for the surface and temperature, over-application is what causes most damage. We match product to conditions, keep application off landscape beds where possible, and note what was used on each report so you have a record.
Can we get de-icing without plowing?
De-icing is scoped as part of a seasonal contract rather than as a stand-alone, call-when-needed service. If your property's priority is ice control, for example a small lot with extensive walkways, we'll build the seasonal program around that.
