Snow and ice management for hoa & residential communities in Spokane, WA

Who We Serve

Snow & Ice Management for HOA & Residential Communities

An HOA's snow obligation is different from a homeowner's. The association is responsible for private streets, common-area walkways, clubhouse and pool parking, mail kiosks, guest lots, and often the sidewalks along community entrances, and it answers to every resident when those aren't cleared. PNW Snow Services contracts directly with HOAs and community management companies to handle all of it under a single seasonal agreement, with a site map the board approves before the season starts.

Communities have their own rhythm: residents leaving early for work, school buses on private streets, deliveries, and neighbors walking at all hours. We build the site plan around it (streets and entrances first, then common walkways and amenity areas) and service overnight so streets are open by the morning commute. Where communities have limited room to stack snow, hauling is planned in advance rather than debated mid-winter.

For a board, the value is knowing the winter is already decided. The scope, the trigger depths, the priority order, and the price are agreed in writing before the first storm, so a heavy February is a question of weather rather than of budget or authorization. We work with the board or manager as the single point of contact, never with individual homeowners, so communication stays clear.

Site Plan Priorities

What Gets Mapped First

Every property gets a site map before the season. For hoas, these are the areas that carry the highest priority.

Private streets and community entrances
Common-area sidewalks and paths
Clubhouse, pool, and amenity parking
Mail kiosks and guest parking
Public sidewalks along community frontage
Board-approved site map and stacking plan

Written Scope

Nothing Left to Interpretation

The disagreements that surface mid-winter are almost always about what was covered. These terms are settled in writing after the walkthrough, before the first storm.

  • Trigger depth
  • Service window
  • Every surface by name
  • Priority order
  • Ice control and re-treatment
  • Stacking and haul-off

FAQ

HOAs Snow Questions

Do you plow individual driveways in the community?
No. Our agreement is with the association for the common elements: private streets, common-area walks, amenity parking, and community frontage. Individual driveways and private walks remain the homeowner's responsibility.
How do you communicate with the board?
Through a single point of contact, usually the board president or community manager, rather than a dispatch line. That keeps one person holding the whole picture of the property instead of a different answer each storm.
Can residents contact you directly?
We direct resident questions through the board or management company so the association stays in control of communication and there's one clear record of requests and responses.
