Commercial Sidewalk Clearing in Spokane, WA

The plow keeps the lot open. Sidewalks are what keep people on their feet. PNW Snow Services clears and treats sidewalks, entrances, stairs, ramps, ADA routes, breezeways, common-area paths, mail kiosks, and the public sidewalks along your frontage as part of every seasonal contract. Sidewalk crews run alongside plow routes so walking surfaces are handled on the same visit, not hours later.

Walkways are where slip-and-fall claims happen, and they're where municipal ordinances apply. The City of Spokane and other Inland Northwest cities require property owners to keep adjacent public sidewalks clear of snow and ice, generally within 24 hours of a snowfall. For apartment communities, HOAs, retail centers, and offices, that's a standing obligation all winter, and one that's easy to miss without a crew assigned to it. We build sidewalk clearing into your site map with the same priorities as the lot: entrances and accessible routes first, then secondary paths.

After clearing, walks are treated for ice on the same visit, so the surface people actually walk on is handled at the same time as the lot rather than on a second trip that may not come.

More About Our Sidewalk Clearing Work

Sidewalks are the most-used and least-forgiving surface on a winter property. A lot can tolerate an inch of slush; a walkway can't. That's why our sidewalk crews carry their own trigger and their own priority order within your site plan, and why we return to walks during extended storms and freeze-thaw days, not just after the last flake falls.

PNW Snow Services clears and treats commercial sidewalks across Spokane, Spokane Valley, Liberty Lake, Cheney, Mead, and North Idaho. Contact us for a free site walkthrough and a seasonal proposal that covers every walking surface on your property.

Our Process

How We Work

Step 1

Site Walkthrough

We walk your property with you: lots, drive lanes, entrances, sidewalks, stairs, ADA routes, fire lanes, drains, and where snow can safely be stacked. Free, no obligation.

Step 2

Seasonal Proposal & Contract

You get a written seasonal agreement with a site map, defined scope, trigger depths, service priorities, and pricing, so there's never a question about what's covered.

Step 3

24/7 Monitoring & Dispatch

From the first forecast to the last thaw, we track weather and pavement temps around the clock. Crews pre-treat ahead of storms and are on-site before your property opens.

Step 4

On Route All Season

Once you're under contract you're on the route for the whole winter: nothing to call in after a storm, and one point of contact for the property from the first forecast to the last thaw.

FAQ

Frequently Asked Questions

Are sidewalks included with plowing, or separate?
They're scoped in your seasonal contract alongside the lot. Most commercial and community properties include all walking surfaces (entrances, stairs, ramps, common paths, and public frontage) and our sidewalk crews service them on the same visit as the plow.
Do you clear the public sidewalk along the street?
Yes. Public sidewalks adjacent to your property are typically the owner's responsibility under local ordinance, so we include them in your site map and clear them on every trigger event.
How do you handle stairs and ramps?
Stairs, ramps, and ADA routes are priority-one walking surfaces. They're cleared by hand and with walk-behind equipment, then treated with ice melt appropriate for the surface, and checked on return visits during extended storms.
What about mail kiosks, breezeways, and trash enclosures at apartment communities?
All of it can be mapped into the contract. Multi-family properties have a lot of small walking surfaces residents use at all hours, and we treat them as part of the property, not an afterthought.
Do you treat sidewalks for ice as well as clear them?
Yes. Clearing alone leaves a thin layer that refreezes. After clearing, walks are treated with ice melt matched to the surface and temperature.
