Snow and ice management for apartments & multi-family in Spokane, WA

Who We Serve

Snow & Ice Management for Apartments & Multi-Family

Apartment communities never close. Residents leave for early shifts, come home late, take out trash, walk dogs, and carry kids and groceries across the same walkways and stairs at every hour of the day. That makes multi-family the most demanding property type in winter, and the one where an around-the-clock program matters most. PNW Snow Services provides seasonal snow and ice management for apartment and multi-family communities across Spokane, Spokane Valley, Liberty Lake, and North Idaho.

Our site plans for multi-family put walking surfaces on equal footing with the lot: building entries, stairs, ramps, breezeways, mail kiosks, trash enclosures, and paths between buildings are mapped, prioritized, and treated for ice on every visit. Parking areas and carport lanes are plowed overnight, with return visits for the stalls that were occupied. Where a property has more units than stacking room, snow removal and hauling is scheduled proactively so residents don't lose parking in February.

The surfaces that generate resident complaints are rarely the parking. Exterior stairs, landings, breezeways, and the paths between buildings and dumpsters are named individually in the scope rather than folded into a general walkway line, so they are serviced on the nights they matter instead of after someone calls.

Site Plan Priorities

What Gets Mapped First

Every property gets a site map before the season. For apartments, these are the areas that carry the highest priority.

Building entries, stairs, and ramps
Breezeways, courtyards, and paths between buildings
Parking areas, carport lanes, and guest parking
Mail kiosks and trash enclosures
Leasing office and amenity access
Overnight service with return visits for occupied stalls

Written Scope

Nothing Left to Interpretation

The disagreements that surface mid-winter are almost always about what was covered. These terms are settled in writing after the walkthrough, before the first storm.

  • Trigger depth
  • Service window
  • Every surface by name
  • Priority order
  • Ice control and re-treatment
  • Stacking and haul-off

FAQ

Apartments Snow Questions

How do you plow around parked cars?
We plow the drive lanes and open stalls on the primary pass, then return to clear stalls as vehicles move. The return pass is part of the contracted scope rather than a separate call-out.
Can you handle multiple communities for one management company?
Yes. Portfolio agreements are common: one seasonal proposal, a site map for each property, consistent priorities, and a single reporting format across all of them.
Do you service the property on weekends and holidays?
Yes. Monitoring and dispatch run 24/7 through the season, including weekends and holidays. Residents don't stop needing to get to their cars on a Sunday morning.

Step 2

Seasonal Proposal & Contract

You get a written seasonal agreement with a site map, defined scope, trigger depths, service priorities, and pricing, so there's never a question about what's covered.

Step 3
