Our Services
Commercial Snow Plowing in Spokane, WA
Snow plowing is the backbone of every commercial winter program we run. PNW Snow Services plows parking lots, drive lanes, loading docks, fire lanes, and private community roads for HOAs, apartment complexes, retail centers, and commercial properties throughout Spokane, Spokane Valley, Liberty Lake, and North Idaho. Every property we plow is under a seasonal contract, which means your site is already on a route, already mapped, and already assigned a crew before the first storm of the year.
Good plowing starts before the truck arrives. During your pre-season walkthrough we map the property: where snow gets stacked so it never blocks entrances, sightlines, drains, hydrants, or accessible parking; which areas are priority-one (entrances, drive-thrus, emergency access) and which follow; and the trigger depth that starts a service. When accumulation reaches that trigger, crews dispatch, typically overnight, so lots are open and drive lanes are clear before your tenants, residents, and customers show up.

More About Our Snow Plowing Work
Spokane's snow season is long and uneven. Some winters bring a handful of big storms; others bring weeks of two-inch days and freeze-thaw in between. A seasonal plowing contract is built for both: the property gets serviced on every trigger event, and you're never negotiating a rate or chasing a truck at 4 a.m. Our crews run the same routes all winter, so they know your property, where the curb stops line up under the snow, which drain to keep clear, and which entrance opens first.
We serve commercial and community properties across Spokane County and North Idaho, from the South Hill and downtown to Spokane Valley, Liberty Lake, and across the state line into Coeur d'Alene and Post Falls. If you manage a property that has to be open no matter what the forecast says, contact us for a free site walkthrough and a seasonal plowing proposal.

How We Work
Site Walkthrough
We walk your property with you: lots, drive lanes, entrances, sidewalks, stairs, ADA routes, fire lanes, drains, and where snow can safely be stacked. Free, no obligation.
Seasonal Proposal & Contract
You get a written seasonal agreement with a site map, defined scope, trigger depths, service priorities, and pricing, so there's never a question about what's covered.
24/7 Monitoring & Dispatch
From the first forecast to the last thaw, we track weather and pavement temps around the clock. Crews pre-treat ahead of storms and are on-site before your property opens.
On Route All Season
Once you're under contract you're on the route for the whole winter: nothing to call in after a storm, and one point of contact for the property from the first forecast to the last thaw.

By Location
Snow Plowing by City
How this service actually runs in each community we serve: the stacking, drifting, grade, and ordinance specifics that differ from one city to the next.
Snow Plowing in Spokane
Downtown alleys, South Hill grades, and North Side lots, plowed on trigger depth before the city wakes up.
Snow Plowing in Spokane Valley
Big retail lots and business parks: plowed overnight, with stacking planned so you don't lose a row of stalls by February.
Snow Plowing in Coeur d'Alene
More snow than Spokane in most winters: plowed on trigger depth, with stacking capacity planned for the volume CdA actually gets.
Snow Plowing in Cheney
Apartment lots and student housing plowed overnight, on a plan that accounts for the wind coming across the plains.
Snow Plowing in Airway Heights
Highway 2 properties that never close, on a plateau where the wind reloads the lot. Plowed on trigger depth, with the re-clear in the scope.
Snow Plowing in Liberty Lake
Private community streets and business park lots plowed before residents and tenants move, to a standard the board approved in writing.
Snow Plowing in Post Falls
Business parks, retail, and new communities plowed on trigger depth, with stacking sized for a North Idaho winter, not a Spokane one.
Snow Plowing in Mead
North Spokane's season starts earlier and runs longer. Plowed on trigger depth across all of it, for one seasonal price.
Snow Plowing in Medical Lake
Campus drives, internal walking routes, and multi-family lots: plowed on a plan that treats every surface as named, not assumed.
Snow Plowing in West Plains
Out here, plowing a lot once isn't finishing it. We plan the second pass into the scope instead of arguing about it at dawn.
