Our Services
Commercial Snow & Ice Management in Spokane, WA
Plowing alone doesn't make a property safe. Ice does the damage in the Inland Northwest: the afternoon melt that refreezes overnight on a walkway, the glazed drive lane at 6 a.m., the entrance that was clear at midnight and slick by opening. Snow & Ice Management is our complete program: plowing, sidewalk and entrance clearing, anti-icing before storms, de-icing after them, and continuous monitoring of forecast and pavement temperatures, managed as one seasonal contract with one point of contact.
Because we're watching conditions around the clock, the program is proactive rather than reactive. Crews pre-treat priority surfaces when a storm or a freeze is coming, service on trigger depth as snow falls, and return for ice control as temperatures drop. Ground temperature readings at every visit tell us which product to apply and how much, so surfaces are treated correctly instead of over-salted or under-treated.

More About Our Snow & Ice Management Work
Property managers in Spokane are accountable for winter conditions at every hour the property is in use, not just during business hours. Our program is built around that reality: crews and monitoring run 24/7, and priority surfaces are pre-treated before the weather arrives rather than cleared after it.
PNW Snow Services provides complete snow and ice management for HOAs, apartment communities, retail centers, office parks, and commercial properties across Spokane, Spokane Valley, Liberty Lake, Cheney, Mead, and North Idaho. Contact us for a free site walkthrough and a seasonal program proposal.

Our Process
How We Work
Site Walkthrough
We walk your property with you: lots, drive lanes, entrances, sidewalks, stairs, ADA routes, fire lanes, drains, and where snow can safely be stacked. Free, no obligation.
Seasonal Proposal & Contract
You get a written seasonal agreement with a site map, defined scope, trigger depths, service priorities, and pricing, so there's never a question about what's covered.
24/7 Monitoring & Dispatch
From the first forecast to the last thaw, we track weather and pavement temps around the clock. Crews pre-treat ahead of storms and are on-site before your property opens.
On Route All Season
Once you're under contract you're on the route for the whole winter: nothing to call in after a storm, and one point of contact for the property from the first forecast to the last thaw.

By Location
Snow & Ice Management by City
How this service actually runs in each community we serve: the stacking, drifting, grade, and ordinance specifics that differ from one city to the next.
Snow & Ice Management in West Plains
Wind-driven drifting is the West Plains' real problem. Our scope plans for the second pass instead of arguing about it.
Snow & Ice Management in Spokane
Plowing, walks, ice control, and monitoring as one coordinated program, not four vendors with four stories about who was supposed to do what.
Snow & Ice Management in Spokane Valley
One program covering the lot, the walks, the ice, and the piles, with the hauling trigger agreed before the piles become the problem.
Snow & Ice Management in Coeur d'Alene
More snow, colder pavement, less room to store it. One program that plans for all three instead of reacting to them.
Snow & Ice Management in Liberty Lake
Streets, common walks, ice control, and monitoring in one program, with one contact and one record the board can put in a packet.
Snow & Ice Management in Cheney
On a multi-family property the lot is the easy part. One program covering the stairs, breezeways, and refreeze, plus the drift re-clear.
