Why PNW Snow Services

Why Spokane Property Managers Choose Us

Local Routes

Spokane properties sit on routes we build before the season, with crews who know the lots, the drifting spots, and the freeze-thaw problem areas from the first storm.

24/7 Monitoring

Weather and pavement temperatures are tracked around the clock through the season. Crews pre-treat ahead of storms and dispatch overnight, on weekends, and on holidays.

Written Scope

Trigger depths, service windows, every walking surface by name, and the order they are cleared in, agreed before the season rather than interpreted during one.

Commercial Only

We contract exclusively with HOAs, property managers, and owners, so every truck on the route is focused on properties that have to open on time.

About Spokane

Commercial Snow Removal in Spokane, WA

Spokane is our home base, and its winters set the standard for everything we do. The city sees around four feet of snow in an average winter, spread across a long season of storms, sunny freeze-thaw days, and overnight refreezes. Commercial properties here, from downtown office buildings and South Hill medical offices to North Side retail centers and apartment communities along the Division corridor, have to be open and safe through all of it. Our seasonal programs are built for that: mapped site plans, trigger-depth plowing, ice control driven by pavement temperature, and crews dispatched around the clock.

Spokane also has its own rules. The city requires property owners to keep adjacent public sidewalks clear of snow and ice, which puts every walking surface along your frontage on the association's or owner's to-do list after each storm. We build sidewalk clearing and treatment into every Spokane contract so entrances, stairs, accessible routes, and frontage walks are handled on the same visit as the lot.

From Kendall Yards and downtown to the South Hill, North Side, Five Mile, and Indian Trail, PNW Snow Services serves HOAs, multi-family, retail, and commercial properties throughout Spokane. Contact us for a free site walkthrough and a seasonal proposal.

FAQ

Spokane Snow Removal Questions

Do you clear the public sidewalk along our frontage in Spokane?
Yes, it's mapped into every Spokane contract. The City of Spokane requires property owners to keep adjacent public sidewalks clear of snow and ice after a snowfall, so your street frontage is the owner's or association's responsibility even though the walk belongs to the city. We clear and treat it on the same visit as the lot. Confirm current requirements and timelines with the city or your counsel, since ordinances and enforcement change.
Can you service a downtown property with nowhere to stack snow?
Yes, and we settle it before the season rather than during one. Spokane prohibits pushing snow into the public right-of-way, so a site that can't store a winter needs a removal plan. The walkthrough estimates volume against the space available, and where they don't reconcile the loader relocation or off-site haul plan goes into the agreement with a trigger and a rate attached.
Why does our lot ice over on days it never snowed?
Spokane's freeze-thaw cycle. A sunny afternoon just above freezing melts surface snow or residual moisture, and a clear night refreezes it as a thin, nearly invisible sheet, usually right where traffic has polished the pavement. It produces more slip exposure over a winter than the storms do, which is why the program dispatches for forecast freezes and not only for accumulation.
Do you serve commercial properties in Spokane, WA?
Yes, Spokane is one of our regular route areas. We provide seasonal snow plowing, snow and ice management, de-icing, sidewalk clearing, and snow removal and hauling for HOAs, apartment communities, retail centers, and business properties throughout Spokane and neighboring communities.
Do you offer residential snow removal in Spokane?
No. PNW Snow Services is commercial-only. We contract with HOAs and community associations for streets and common areas, and with owners and managers of multi-family, retail, and commercial properties. We don't offer individual residential driveway service in Spokane or anywhere else.
How are Spokane snow contracts structured?
On an annual seasonal basis. We walk your Spokane property before the season, produce a site map, agree on scope and trigger depths in writing, and assign the property to a route with a crew. We don't offer per-storm or emergency-only service.
What does our seasonal agreement actually spell out?
The trigger depth that puts crews on your Spokane property, the service window they work to, every walking surface by name, the order those surfaces are cleared in, how ice control and re-treatment are handled, and where snow is stacked before hauling is triggered.
Are you licensed, bonded, and insured?
Yes. PNW Snow Services operates under PNW Lawncare, licensed, bonded, and insured in Washington and Idaho, with certificates of insurance provided to every Spokane client.
When should a Spokane property sign up?
Late summer or fall. Routes are built around the properties under contract before the first snowfall and capacity is limited, so contact us early to complete your walkthrough and site plan before the weather turns.
