Why PNW Snow Services

Why Mead Property Managers Choose Us

Local Routes

Mead properties sit on routes we build before the season, with crews who know the lots, the drifting spots, and the freeze-thaw problem areas from the first storm.

24/7 Monitoring

Weather and pavement temperatures are tracked around the clock through the season. Crews pre-treat ahead of storms and dispatch overnight, on weekends, and on holidays.

Written Scope

Trigger depths, service windows, every walking surface by name, and the order they are cleared in, agreed before the season rather than interpreted during one.

Commercial Only

We contract exclusively with HOAs, property managers, and owners, so every truck on the route is focused on properties that have to open on time.

About Mead

Commercial Snow Removal in Mead, WA

Mead and the North Spokane area sit at slightly higher elevation than the city core, and winters here tend to arrive earlier and stay longer. Commercial properties along the Highway 2 and Newport Highway corridors, the retail and services around Wandermere, and the HOA communities that have grown north of the city all need a snow program built for a longer season with more storms.

Our North Spokane routes are staffed before the season and dispatched overnight on every trigger event. Larger community and commercial lots in the area often have room to stack snow, but drainage and sightlines still need managing, and walking surfaces need ice control through the freeze-thaw days between storms.

From Mead and Colbert to Fairwood and the Wandermere area, PNW Snow Services provides seasonal snow and ice management for commercial and community properties in North Spokane. Contact us for a free site walkthrough.

FAQ

Mead Snow Removal Questions

Does Mead get more snow than Spokane?
Usually a bit more, and more importantly a longer season. The elevation north of the city means snow arrives earlier in the fall and lingers later in the spring, so a Mead or North Spokane property generally sees more service events across a winter than a comparable site in the city core. A fixed seasonal price means those extra events don't become a budget conversation.
Our lot has plenty of room to stack snow. Does placement still matter?
Yes, on big lots placement is mostly a drainage question. Snow piled upslope of a walkway, an entrance, or a drive lane melts across it on every sunny afternoon and refreezes there every night, which turns a space advantage into a recurring hazard at the exact spot people walk. Sightlines matter too: the easiest place to push a pile at an entrance is often the worst place to leave one.
Do you serve HOA communities in Colbert and Fairwood?
Yes. We contract with associations and management companies across Mead, Colbert, Fairwood, and the Wandermere area for private streets, common-area and guest parking, clubhouse and mail-kiosk approaches, and connecting walkways. Pile locations are marked with the board before the season.
Do you serve commercial properties in Mead, WA?
Yes, Mead is one of our regular route areas. We provide seasonal snow plowing, snow and ice management, de-icing, sidewalk clearing, and snow removal and hauling for HOAs, apartment communities, retail centers, and business properties throughout Mead and neighboring communities.
Do you offer residential snow removal in Mead?
No. PNW Snow Services is commercial-only. We contract with HOAs and community associations for streets and common areas, and with owners and managers of multi-family, retail, and commercial properties. We don't offer individual residential driveway service in Mead or anywhere else.
How are Mead snow contracts structured?
On an annual seasonal basis. We walk your Mead property before the season, produce a site map, agree on scope and trigger depths in writing, and assign the property to a route with a crew. We don't offer per-storm or emergency-only service.
What does our seasonal agreement actually spell out?
The trigger depth that puts crews on your Mead property, the service window they work to, every walking surface by name, the order those surfaces are cleared in, how ice control and re-treatment are handled, and where snow is stacked before hauling is triggered.
Are you licensed, bonded, and insured?
Yes. PNW Snow Services operates under PNW Lawncare, licensed, bonded, and insured in Washington and Idaho, with certificates of insurance provided to every Mead client.
When should a Mead property sign up?
Late summer or fall. Routes are built around the properties under contract before the first snowfall and capacity is limited, so contact us early to complete your walkthrough and site plan before the weather turns.
