Snow and ice management for office & commercial properties in Spokane, WA

Who We Serve

Snow & Ice Management for Office & Commercial Properties

For an office building or business park, winter service is about two things: everyone arrives safely, and the property looks like it's managed. PNW Snow Services provides seasonal snow and ice management for office parks, professional and medical buildings, banks, and other commercial properties across Spokane, Spokane Valley, Liberty Lake, and North Idaho.

Office site plans are built around the morning arrival: entrances and accessible routes, visitor and client parking, then employee parking and secondary walks, all cleared and treated before the first employee pulls in. Medical and professional offices with patients or clients coming and going through the day get monitoring and return visits for ice as temperatures change. Lots are plowed overnight so the property is clean, not half-plowed around cars, when the workday starts.

Ownership and asset managers get a fixed seasonal number set before the winter and billed in equal installments, which is what makes the line item forecastable. A per-push arrangement moves the budget risk onto the property; a seasonal contract leaves it with us.

Site Plan Priorities

What Gets Mapped First

Every property gets a site map before the season. For office & commercial, these are the areas that carry the highest priority.

Main entrances and accessible routes
Visitor and client parking
Employee parking and secondary entrances
Walkways between buildings and to transit stops
Loading and service areas
Overnight service ahead of the workday

Written Scope

Nothing Left to Interpretation

The disagreements that surface mid-winter are almost always about what was covered. These terms are settled in writing after the walkthrough, before the first storm.

  • Trigger depth
  • Service window
  • Every surface by name
  • Priority order
  • Ice control and re-treatment
  • Stacking and haul-off

FAQ

Office & Commercial Snow Questions

When is the property serviced?
Overnight and early morning so it's complete before the workday begins, with monitoring and return visits for ice control during the day as conditions change.
Do you serve medical offices?
Yes. Medical and professional offices with patients arriving throughout the day get priority treatment of entrances and accessible routes and are monitored for refreeze between visits.
Can one agreement cover several buildings in our portfolio?
Yes. Properties under common ownership or management run under a single seasonal agreement with one scope conversation, one point of contact, and one monthly invoice, while each site keeps its own mapped plan, trigger depths, and priority order.
