Our Service Standards
What every seasonal contract includes, and what you receive after every visit.
Every Contract
The Standard Behind the Contract
Reliability isn't a slogan on a truck: it's a set of commitments you can check. These are ours.
A Mapped Site Plan
Before the season we walk your property and produce a site map: priority areas, hazards under the snow, stacking zones, sidewalk routes, and trigger depths per area. It's attached to your contract and used by every crew that services the property.
Written Scope & Trigger Depths
Your seasonal agreement spells out what's covered, the accumulation that starts a service, service windows, ice control, sidewalks, and how hauling is handled, so there's never a question of what "done" means.
24/7 Monitoring & Dispatch
Through the season we track forecasts and pavement temperatures around the clock. Crews pre-treat ahead of storms and freezes, dispatch on trigger depth (overnight, weekends, and holidays) and cycle back through extended storms.
Cleared Before You Open
Service windows are built around how the property is used: before the morning commute for HOAs and apartments, before tenants open for retail, before employees arrive for offices. Return visits during the day address refreeze.
One Point of Contact
Whether you manage one property or a portfolio, you have one contact, one reporting format, and one standard. Resident and tenant requests route through you so the record stays clean.
Licensed, Bonded & Insured
PNW Snow Services operates under PNW Lawncare, licensed, bonded, and insured in Washington and Idaho. Certificates of insurance are provided to every client and can be issued to your ownership or management entity.
Spring Cleanup & Review
When the season ends we sweep residual de-icer, repair any turf or curb damage from winter operations, and walk the property with you to plan for the next season.
Before the Season
What the Agreement Defines
Most winter disputes are really scope disputes. These are the terms we settle in writing after the walkthrough, so the answer to “was that covered?” was decided in September.
Trigger depth
The accumulation that puts crews on the property, agreed in writing rather than left to a judgment call at 3 a.m.
Service window
Overnight, before the morning commute, or before a stated opening time: named for your property, not for an average one.
Every surface by name
Lots, drive lanes, entries, stairs, breezeways, mail kiosks, accessible routes, and public frontage, listed individually.
Priority order
Which surfaces are cleared first when the whole property can't be done at once, decided in the fall instead of during a storm.
Ice control and re-treatment
What triggers an application, and when crews return through a freeze-thaw cycle rather than waiting to be called.
Stacking and haul-off
Where snow goes, and the point at which piles get hauled instead of pushed, mapped before the lot runs out of room.
Scope Is Written, Not Assumed
Specific trigger depths, service windows, covered surfaces, and hauling arrangements are defined in your seasonal agreement after the site walkthrough, because every property is different.
